LETTER: Landords, beware of changes which will benefit councils

Beware homeowners, landlords, tenants and all home sharers who are not family members – changes are coming that affect us all.

We all know, especially the shift workers of Spalding returning home in complete darkness, that councils are short of money, but maybe not for long.

Have you received recently an electoral role application form? It is our duty, as individuals, to complete these accurately, so I’m sure everyone has done so.
Now Google “valuation office agency gov.uk” or go to www.gov.uk/private-renting/houses-in-multiple-occupation. These sites were last updated September 23, 2016 and more are coming.

There are many three-storey buildings in Spalding, excellent family accommodation, but beware anyone who is not a family member and is living in such a house – you are going to get a shock.

Please allow me to introduce these three letters – HMO. Houses of Multiple Occupation. To have one without a licence carries an unlimited fine. Yes, unlimited. Thousands of pounds. Most, if not all, landlords are aware.
But this legislation will soon apply to two-storey dwellings. This is not yet commonly known, even amongst landlords. So what are the rules? Strict! Get advice.

How will this advantage the councils? That’s easy – each room, section will be subject to its own band of council tax. Remember poll tax? This time it’s by the front door, back door, side door and attic.

The Citizens Advice Bureau is a free service. Don’t – I repeat, don’t – evict people without consulting a professional. You may get a criminal record.
