Bid to build 60 homes in Surfleet

A full application to build 60 homes in Surfleet has been submitted.

Seagate Homes is looking to build 60 homes to be accessed off Coalbeach Lane South on land ear-marked for development as part of the South East Lincolnshire Local Plan.

The scheme is for two, three, four and five bedroom homes.

The Design and Access Statement accompanying the application states: “The vision for the proposal is driven by an aim to create high quality, highly sustainable homes which demonstrate that flood risk can be dealt with through careful considered design that compliments and integrates well within Surfleet as well as the surrounding landscape.

“This proposal for 60 homes addresses housing need and the difficulties facing first time buyers and young families by providing modern, stylish, energy efficient homes at a price local people can afford.

“The design of the development has been driven by a desire to produce a high quality residential environment which pays due regard to its local context, and affords a genuine prospect of evolving as an integral component of Surfleet in years to come.”

According to the South East Lincolnshire Local Plan, 25 per cent should be affordable homes.

However the application states: “It is hopeful that this scheme can provide some affordable housing, this is subject to the findings of a viability assessment and the other contributions that are likely to be requested following the standard consultation period.

“The S106 contributions are therefore to be agreed in due course.”

However in consultation the district council’s Angela Doherty said: “Given that this scheme is located within an allocated site in the South East Lincolnshire Local Plan, it would previously have been put forward as a deliverable site at full policy level contributions.

“Therefore the council should consider carefully whether it would accept a viability assessment on this occasion.

“Should the development be permitted the current policy requires about 25 per cent of the development to be provided as affordable housing to meet district wide housing needs.

“For this development that equates to 15 dwellings.”

Lincolnshire County Council has asked for £206,769 worth of Section 106 funding while the NHS has responded to the application that it would like a contribution but is currently too busy to provide details.
