Business Centre in Spalding could be turned into homes

Plans for 26 new homes in the centre of Spalding would replace difficult to let offices.

An application to demolish Broad Street Business Centre and replace the building with a mix of flats and maisonettes has been submitted to South Holland District Council.

The building would be replaced with 18 one-bedroom flats and eight two-bedroom maisonettes.

According to a statement with the application, the ‘poor quality of the accommodation’ made the building unattractive as offices.

“A prime opportunity exists for the redevelopment of the site to provide new residential dwellings,” says the design and access statement.

The plans have been submitted by Matthew Clark, of Activ Property Ltd.

“Redevelopment of the site will benefit the community in terms of the provision of much-needed homes,” says the application.

The development would include a three-storey frontage to Broad Street, with a carriage arch-style access to the rest of the site.

No provision has been made for residents’ parking as the site is considered to be an “urban location” where parking need not be provided.

The two-bedroom ground-floor maisonettes would have small outside areas, while the flats would share a communal facility.

Discussions on the future of the site, which is within the town’s Conservation Area, started in 2015 with a view to a mix of retail and residential. But, according to the application, it would now not be financially viable.

“There is a recognised need for new homes in the area and the local authority is currently unable to meet its housing land availability targets,” says the application.
