Big plans for two sites in Spalding

Two major development schemes for Spalding have been submitted to planners at South Holland District Council.

One includes a drive-thru Starbucks coffee shop, gym and four business units for a site off Wardentree Lane.

There will also be a Greggs, Toolstation and F1 Auto centre along with Snap Fitness.

The other will see more than 40 houses and purpose-built business units at the Lincs Gateway.

Hawkstone Properties is proposing the development of land on Warden Tree Park which would see five modern business units.

The 1.4 acre site is to the north east of the roundabout and will include parking for 74 cars.

“The proposals accord with both national and local planning policies and would be of benefit to the local area.

“They would assist in enhancing and complementing the surrounding area while creating additional employment which will provide a boost to the local economy,” says a supporting document submitted with the application.

“The site is currently well served with existing public transport services with a bus stop approximately 60m away,” it adds.

Access to the site is an existing bell mouth off Warden Tree Park to the west.

The second application, by Ashwood Homes, is to develop a site which already has outline planning permission.

It proposes 43 houses on land immediately to the west of the Gateway site in which Ashwood has invested more than £1m so far.

“As a mark of their confidence in the new development, Ashwood Homes have relocated their offices to Lincs Gateway.

“Now the company wants to develop the site to the west with housing and business space on land which is currently unused.

“There is a substantial amount of interest in the market in this project, but not on a speculative basis; it is necessary to provide new accommodation within the site,” said the report.

The site was in a combination of uses and was previously occupied by a building which was destroyed by a fire in 2006 and has since been demolished.

An existing bridleway would be retained and provides a ‘useful direct walking route to and from Spalding.’

The application comprises of 43 homes, an office building and eight small business units.

The commercial element would be in the area of the business park which already has outline planning permission.

The housing would be outside the area on vacant land and money from the scheme would ‘significantly speed-up’ the delivery of employment development, says a supporting document.

“Provision of housing would help to provide greater demand for sustainable transport from the site,” the report adds.

“There is a high level of demand for good quality commercial buildings,” it says. But to make the commercial site financially viable, funds from the new homes would be needed and the minimum number to support the scheme is 43 in a mix of two, three and four beds.
